Most Connecticut condo hotels being built are of four- to five-star quality. The reason is two-fold: 1) There is demand for the types of services provided by four- and five-star properties, and 2) Oceanfront land is so costly that it makes more sense for the developer to put in a luxury property with units that he can sell at a premium price rather than lower priced units.

The common wisdom in the industry suggests a Connecticut condominium-hotel property must work as a hotel if it has any chance of working as a condominium hotel. It needs the same strengths: good location and brand, strong management and staff, essential services, attractive amenities.
